A deed in which the grantor guarantees clear title and agrees to defend against all claims — past and present.
A general warranty deed provides the highest level of protection to the grantee. The grantor makes six covenants: covenant of seisin (the grantor owns the property), covenant of the right to convey, covenant against encumbrances (no undisclosed liens or easements), covenant of quiet enjoyment (the grantee will not be disturbed by superior title claims), covenant of warranty forever (the grantor will defend the title), and covenant of further assurances (the grantor will perform any acts necessary to perfect the title). This deed is the gold standard in real estate transfers.
Exam Tip
General warranty deed = most protection for the buyer. Bargain and sale = less protection. Quitclaim = no warranties at all.
