Definition

Real property (also called real estate or realty) includes land, improvements permanently attached to the land (buildings, fences, driveways), fixtures, and the bundle of legal rights associated with ownership. It extends upward to the sky and downward to the center of the earth (subject to government regulations and mineral rights). Real property is immovable, unlike personal property (chattel) which can be moved. The distinction matters because different laws, taxes, and transfer methods apply to each.
