A survey determines the exact boundaries, dimensions, and area of a parcel of land. It identifies the location of structures, easements, encroachments, and rights-of-way. Lenders typically require a survey before issuing a mortgage to ensure the property matches the legal description and that there are no boundary issues. In New York, surveys must be prepared by a licensed land surveyor. A survey reveals problems that a title search alone cannot, such as encroachments by neighboring structures.
