Salesperson License

The entry-level NY real estate license, allowing the holder to perform brokerage activities under a sponsoring broker's supervision.


Definition

A real estate salesperson license is the first tier of licensure in New York. To obtain it, an applicant must complete 75 hours of DOS-approved education, pass the state salesperson examination, and be sponsored by a licensed broker. A salesperson cannot operate independently all activities must be conducted under the supervision of their sponsoring broker, who is legally responsible for the salesperson's conduct. License renewal requires 22.5 hours of continuing education every two years.

Exam Tip

A salesperson must work under a broker. They cannot collect a commission directly from a client. It must come through their broker.
