Definition

Procuring cause determines which broker is entitled to a commission when the buyer worked with more than one broker. The procuring cause is the broker who initiated an unbroken chain of events leading directly to the sale. A break in the chain, such as the buyer switching brokers, can defeat a claim. The analysis focuses on the causal link between the broker's efforts and the purchase, not merely who first showed the property.
