Metes and Bounds

A method of describing land using compass directions, distances, and natural or man-made landmarks to trace the property boundaries.


Definition

Metes and bounds is the oldest method of describing real property. A metes and bounds description starts at a defined point of beginning (POB) and traces the property boundaries using compass directions (bearings), distances, and reference points — returning to the POB to create a closed figure. 'Metes' refers to measurements (distance and direction); 'bounds' refers to landmarks and boundaries. This system is commonly used in the original 13 colonies, including New York, where the rectangular survey system was never adopted.

Exam Tip

A metes and bounds description must always close. It must return to the point of beginning. If it doesn't close, the description is defective.
