Chain of Title

The complete history of all transfers of ownership of a property, from the original grant to the current owner.


Definition

The chain of title is the sequence of recorded documents that trace ownership of a property through every transfer. A complete, unbroken chain demonstrates that the current owner has valid title. A gap or break in the chain, such as a missing deed, a forged signature, or a transfer by someone who did not actually own the property — creates a cloud on the title. Title searches examine the chain of title to identify defects before closing.
